Austin's market has cooled meaningfully from its pandemic-era peak, and that shift changes the calculus for owners of both homes and land in and around the city. A market with more inventory and more negotiating room rewards a realistic, current read on value — not the expectations of a few years ago.
A market correcting from its highs
Average home values have fallen roughly 4.4% over the past year, months of inventory have climbed to around 5.9, and homes are taking noticeably longer to sell than they did at the peak. The Austin-area MLS recently showed well over 17,000 active residential listings — a very different environment from the bidding-war years, and one where an accurate, up-to-date value matters more than it used to.
The ADU boom is changing what a lot is worth
One of the strongest trends in the Austin market is continued demand for accessory dwelling units — homeowners building detached or attached ADUs to add flexible living space and maximize what a property is worth. For an owner of a larger lot, that trend means the land itself may carry more value to a development-minded buyer than a standard single-family comp would suggest.
Where the real land opportunity sits
New construction supply is concentrated in suburban areas with land still available to build on, which is helping moderate price growth out at the edge of the metro. In-town lots — particularly ones suited to an ADU or other infill use — are a different, scarcer category, and tend to hold distinct value even as the broader market has cooled.
