A direct process, nothing wasted
No listing, no repairs, no middleman, and no unnecessary steps. Here's the full picture of what happens when you bring us a property — and what we're actually looking at when we evaluate it.
Submit your property or opportunity
Share the asset and a few details — the address, the type of property, its general condition, and anything about the situation we should understand. Homeowners, agents, and partners are all welcome, and there's no cost or obligation at any point.
- Property owners submit through Submit a Property.
- Agents bring deals through Submit a Deal — your role and client relationship are respected.
- Investors and developers can start a conversation through Partners.
Our team evaluates the asset
We assess the property on its own merits — not against a formula. That means its condition, its location, comparable transactions, the work it may need, and what the asset can become. We may come back with a few clarifying questions; there are no parades of showings and no public marketing of your property.
- Houses are evaluated on condition, location, and potential.
- Land is evaluated on feasibility — zoning, utilities, access, and what the site supports.
- Rentals and portfolios are evaluated as operating assets, tenants in place.
We structure a solution and respond
You get a direct answer from the decision-maker — not an intermediary. Because we buy with our own capital, the structure can be adapted to the asset and the situation: a straightforward direct purchase, timing that flexes around probate or leases, or a joint venture on development opportunities.
- One counterparty, one decision — no waiting on a retail buyer's financing.
- Timelines that fit the situation rather than a lender's calendar.
- If it isn't a fit, we tell you directly — no strung-along process.
What we actually look at
Condition
What the property is today — including work it needs. Condition is an input to the evaluation, never a disqualifier.
Location & market
The neighborhood, the metro, and how comparable assets have actually traded there.
Potential
What the asset can become — a renovation, a repositioned rental, or a development site.
The situation
Probate timelines, tenants, liens, or distance — the structure adapts to the circumstances.
Are you a broker or agent?
No. We are not a brokerage or agency. When an asset makes sense, we acquire it ourselves and structure the transaction directly.
What happens after I submit a property?
Our acquisitions team evaluates the asset, then we structure a solution and respond directly. No complexity and no unnecessary steps.
Do you work with real estate agents?
Yes. Agents can submit deals for direct evaluation. We value long-term relationships and repeat collaboration, and we respect the agent's role in the transaction.
Not sure a direct sale is right for you?
Neither path is universally better. We wrote an honest comparison of the two — timeline, costs, and certainty — so you can weigh them for your specific property.
