Land development opportunities
Taking parcels from raw ground toward finished use — evaluating zoning and entitlements, utilities and access, and whether the site genuinely supports a project. We look at land the way a builder does: on feasibility, not just acreage.
Infill development
Building on lots within established neighborhoods, where the surrounding area already proves the demand. Infill parcels are often overlooked — too small for institutional buyers, too specialized for retail ones — and they're a core focus for us.
Small-scale residential development
Single homes through small residential projects, sized to the site and the market rather than forced to a template. A disciplined scope on each project keeps execution realistic.
Redevelopment projects
Changing what a property fundamentally is — replacing or substantially reworking existing structures, or converting an asset to a higher and better use. It takes capital, capability, and a realistic read on entitlements; we bring all three to the evaluation.
Joint venture opportunities
Partnering on larger opportunities with landowners, investors, and developers. A joint venture can let an owner participate in a site's upside instead of simply selling it — with structure, capital, and execution shared appropriately.
A development-capable buyer sees more value
A buyer who can actually develop — or partner on development — can see value a passive buyer can't. Infill lots, redevelopment sites, and raw land all benefit from being evaluated by a firm that understands the path from parcel to project. That understanding is what lets us evaluate assets other buyers pass on, and structure transactions other buyers can't.
