Selling a house "as-is" simply means selling it in its current condition, with the understanding that the seller won't make repairs or improvements before closing. It's a common path for properties with deferred maintenance, fire or water damage, dated systems, or simply an owner who doesn't want to fund and manage work before a sale. But the term carries some misconceptions worth clearing up.
What as-is does mean
- The buyer accepts the property's condition as part of the price.
- The seller isn't expected to repair, renovate, or stage anything.

What as-is doesn't mean
As-is is not a way around honesty. Sellers are generally still required to disclose known material defects under state law, and serious buyers will still evaluate the property carefully. It also doesn't mean a property is worthless — it means the price reflects the work the buyer is taking on, which is a normal, transparent trade.
